Arrears can happen for many reasons. Every tenant who is struggling with arrears will have individual reasons as to why. If rent arrears aren’t dealt with then they can escalate, and legal action may be needed.
There are different ways that housing providers can work in partnership with tenants by dealing with the problem early and using positive practice models. No-one wants the stress and expense of eviction. If this can be avoided, then every effort should be made to agree a preferred course of action.
Working proactively to build clear expectations around prompt and regular rent payments starts from the day you meet a prospective tenant and carries on through to the sign up phase. Work done at the commencement of the relationship will pay dividends in reducing defaults and avoiding expensive court action in many cases.

This course contains the following modules:
- Arrears prevention – Pre-tenancy phase - In this module you will look at how to prevent arrears, the pre-tenancy phase and supporting tenants from the outset, debt support, benefits support and risk matrix - capacity and motivation to pay.
- Arrears prevention – The sign up - In this module you will look at the importance of getting to know your customer during the tenancy sign up process, instilling the importance of how much is to be paid, when it is due, how to pay it and any additional charges. Explaining the tenancy agreement, sign up check lists and benefits entitlement checks. The importance of ensuring your system is updated with current information on the tenant and their circumstances and frequently asked questions.
